Maharashtra Increases Builders Bonanza in Redevelopment Schemes
Now the builders will be offered double the current construction inducements for again developing the old and shaky buildings in the city of Mumbai, mainly in the island city. Stated a new notification from the Urban Development Department. Now the builders will be receiving 75% to 100% more incentive area to sell in the open market compared to the ongoing 50% to 70%.
 
People residing in these buildings will be getting a scant 8 percent additional space in the new and redeveloped tower which now is 5 percent. The rules which are going to be applicable in the new buildings will permit club the schemes 10km apart, which according to the sources would result in, high-value areas being developed and low-value areas being neglected.  
 
In a statement stated by South Mumbai property redeveloper, Harresh Mehta said that the “projects had become impossible for builders as the Brihanmumbai Municipal Corporation (BMC) imposed high. As the city had only 50 percent incentives for the builders owing to which schemes like this were never possible so now as there is a change in the incentive it will be of great help”
 
“The redevelopment scheme for cessed properties has not worked the reason not being inadequate FSI and incentives but because of the trust issues as the residents fear trusting the builders. Some people have been removed during or after the redevelopment by the builders,” said Prabhu, who has been championing the cause of tenants for three decades
 
 
The profits of the redeveloper will increase because of the virtual doubling, doubling to the floor and space index and the ratio which defines how much can be built on a plot will greatly enhance the profits of the redeveloper stated the industry experts.
