389 outdated structures in Mumbai, home to 1.5 million people, will undergo redevelopment: CM Eknath Shinde

1.50 lakh Mumbai residents who had been impatiently awaiting the renovation of run-down structures now have a new year's present. The reconstruction of old structures in Mumbai will now be allowed, according to Chief Minister Eknath Shinde, who made the announcement Friday in the state legislature. This is due to the approval given for the revision of the redevelopment laws. In light of the forthcoming BMC elections, Shinde claimed that the revisions have made it possible for 389 structures that MHADA has constructed to be redeveloped.
 
According to Shinde, people who live in unsafe or at least 30 years old structures would be restored in 300-square-foot apartments on an ownership basis. The Prime Minister's Grant Project (PMGP) buildings in south Mumbai will be redeveloped in accordance with section 33(7) of the Development Control Regulation by offering a 3-floor space index (FSI) or additional incentive FSI of at least 78%. For the 389 buildings that MHADA has rebuilt, separate provisions have been adopted in the redevelopment regulations. The BrihanMumbai Development Control and Promotion Rules now include a new clause. This adjustment has been announced," stated Shinde. According to Shinde, MHADA developed the cess-eligible structures in Mumbai City, and their homes were provided for habitation on a rental basis. "This 389-unit building has more than 30,000 flats, ranging in size from 180 to 225 square feet. There are over 1.50 lakh people living in these buildings. These structures were not subject to cess because they were rebuilt by MHADA. As a result, no developers were interested in constructing these towers. In addition, numerous technical issues prevented rehabilitation. The redevelopment will now occur as a result of the introduction of new guidelines," he continued.
 
Under Section 33(7) of the DCR, the government had already approved the rehabilitation of 66 MHADA-reconstructed structures that were 30 years old. Three FSI or additional incentive FSI of at least 78% had been given. Under the Prime Minister's Grant Project, MHADA rebuilt them (PMGP). Under Section 33(7) of the DCR, the government has already given notice of the redevelopment of these 66 properties. However, these 388 buildings were not included by 33(7) of the DCR in the government notification. The state government and MHADA rebuilt these structures, but because they are now outdated and in poor condition, they are required to be redeveloped.
